Listing Side Transaction Management

My services include:

  • Compliance review of contract and accompanying documents to ensure full and accurate execution 
  • Make email introductions as your transaction manager and supply executed documents & closing timeline to all parties
  • Order title services and complete agent intake forms on your behalf
  • Upload all reports and documents into your online cloud for easy retrieval
  • Prepare and circulate documents & addendums as necessary to all parties & vendors throughout transaction
  • Ensure HOA/Condo documents are provided per contract to the buyer & obtain receipt
  • Monitor and report on all contract deadlines
  • Alert agents to any outstanding or overdue items
  • Weekly email updates to all parties from contract execution through closing
  • Coordinate transfer of current service contracts
  • Obtain loan commitment, title commitment and other vendor service reports per contract
  • Submit compliance forms to brokerage for agent commission release
  • Provide commission agreements or splits to title agent
  • ​Forward ALTA/HUD to agent for review
  • Coordinate & schedule final walkthrough and closing time, location and date
  • Send out digital copy of ALTA/HUD to all parties with a "thank you" note from you

BUYER Side Transaction Management

my services include:

  • Compliance review of contract and accompanying documents to ensure full and accurate execution 
  • Make email introductions as your transaction manager and supply executed documents & closing timeline to all parties
  • Coordinate opening of escrow
  • Upload all reports and documents into your online cloud for easy retrieval
  • Prepare and circulate documents & addendums as necessary to all parties & vendors throughout transaction
  • Schedule inspection and coordinate appraisals with agent & ensure your buyer is provided a copy of all reports 
  • Ensure that HOA/Condo application has been submitted in a timely manner 
  • Ensure that HOA/Condo documents are provided per contract to the buyer & obtain receipt
  • Monitor and report on all contract deadlines
  • Alert agents to any outstanding or overdue items
  • Weekly email updates to all parties from contract execution through closing
  • Obtain loan commitment, title commitment and other vendor service reports per contract
  • Submit compliance forms to brokerage for agent commission release
  • Provide commission agreements or splits to title agent

DUAL-SIDED TRANSACTION MANAGEMENT

my services include:

Congratulations!  You have both sides of the transaction…that’s quite an achievement…and a responsibility!  Let me help!  I will provide concierge level, comprehensive service to all parties & vendors on your behalf.  All of the services provided on Listing Side and Buyer Side Transaction Management plans are included in this Dual-Sided Transaction package.

WHAT'S THE COST?

FAQ: WHAT IS THE ORDERING AGENT RESPONSIBLE FOR?

  • Submit fully executed contract and required documents through your CRM for brokerage compliance
  • Submit fully executed contract documents to The TEAM Guru with order form within 1 business day of receiving contract, or as soon as practicable  (form & document upload available via CLICK TO PLACE ORDER button)
  • Identify vendors and provide details to The TEAM Guru for follow up
  • Review the title report, appraisal, inspection report
  • Negotiate repairs or any changes to contract and provide details to The TEAM Guru to prepare addendum - I can assist with recommending & securing vendors if necessary
  • Perform all in-person visits, appointments, final walkthrough
  • Attend Closing, if required
  • Review and approve ALTA/HUD
  • ​Close out MLS

FAQ: WHAT's in the fine print?

The Fine Print - Fee Payment and Guarantee

The fees for each transaction type are published and shall be paid as follows: $50 non-refundable retainer with intake order to open file.  The remaining balance due at closing to be paid from agent commission proceeds, payable directly by title agent. The TEAM Guru will provide an invoice to title agent prior to closing.  If the transaction cancels prior to the closing date, NO ADDITIONAL payment is required.  If you don't get paid, neither do I!


The Fine Print - EARN REFERRAL CREDITS

I appreciate your business and I reward referrals! You can earn $25 in credit toward your next transaction (or other service) by referring new business to me - there is no limit to how much you can bank!  If your referral retains me, YOU get $25 to use however you choose!  Cannot be applied to retainer fee.
